The Exit 380 Industrial Park contains a 92± acre site that has recently been rezoned to Light Industrial. It has excellent accessibility and visibility from I-95, the most travelled interstate highway in the United States. The site is close to rail and will be able to accommodate up to 860,000 square feet of industrial/distribution/warehouse space when fully developed.

Crawford Industrial Area, Bryceville, FL
The Crawford Industrial Area is presently zoned Agricultural and is owned by Rayonier. There is potential to assemble up to 1,500 acres of contiguous land area that would be served by both the CSX and Norfolk-Southern railroads whose rail lines cross each other just west of US Highway 301. The area has been considered in the past as a “mega-site” for large-scale manufacturing. Approximately 50 acres in the area is presently zoned Industrial, but lacks the infrastructure for full-scale development.

Nassau Crossing Industrial Park, Yulee, FL
Nassau Crossing is being developed by Harts Road, LLC on a 130-acre site between US Highway 17 and Harts Road. William Burgess Boulevard will be extended from Harts Road to Highway 17 to provide convenient access to I-95. The site plan contains four parcels. Parcel 1 anticipates up to 825,000 square feet of warehouse/cross-dock space; parcel 2 contemplates a 210,000 square foot warehouse; parcel 3 can accommodate a 650,000 square foot building; and parcel 4 would provide for a total of 64,500 square feet of “flex” space. This tract of land was originally zoned as a Residential PUD. The owner successfully petitioned for a rezoning to light industrial in late 2008 in order to accommodate anticipated distribution/logistics demand from new terminal facilities at the Port of Jacksonville. The property parallels 4,000 linear feet of CSX rail line.

Nassau Tradeplex, Yulee, FL
This 200-acre industrial park was originally developed by the Nassau County Ocean Highway and Port Authority as the Yulee Tradeplex in 1989. It was the first master-planned industrial park in Nassau County. It is rail-served and is located within ten miles of the Port of Fernandina, and is less than ten miles from I-95. Georgia Pacific’s Northeast Florida Distribution Center was the park’s first tenant. The facility now operates under the name of Blue Linx. Other tenants and property owners in the Tradeplex include Coastal Plastics, Victaulic, Florida Machine Works, Nassau Holding Company, Nassau Land Holdings, JS Trevett Properties, and Yulee Tradeplex Development. Scott Trucking, whose building is nearing completion, will begin operating on May 1. Property owners and tenants renovated the entrance to the park in December of 2008 and renamed it Nassau Tradeplex.
